THE LEAK IS RARELY ABOVE THE STAIN

Water travels. Where it shows up inside is not where it got in.

This is the single most useful thing to understand about a roof leak, and it is the reason so many of them get repaired more than once.

Water enters at a defect on the roof, hits the deck, and then follows the path of least resistance. It runs along the underside of the sheathing, down a rafter, across a truss chord, until it reaches a low point or a seam. Then it drips. On a tile roof in Tucson, we regularly trace an entry point that is eight or ten feet uphill of the ceiling stain, sometimes on a different plane of the roof entirely.

So a repair that starts by looking directly above the stain is a repair that often fixes nothing. The homeowner pays, the next monsoon cell arrives, and the stain grows. That cycle is what we get called out to end.

Finding the actual entry point means getting on the roof, working uphill from the interior evidence, and inspecting the details where roofs genuinely fail: penetrations, valleys, transitions and edges.

Where They Start

COMMON LEAK SOURCES BY ROOF TYPE

Tile: failed underlayment

The most common leak source in Tucson. The tile is fine, the membrane under it is at end of life. If your tile roof is 18 to 25 years old and staining in more than one place, this is very likely what is happening, and it is a reroof rather than a repair.

Tile: cracked or slipped pieces

A broken tile does not automatically leak, because the underlayment beneath is supposed to handle it. But a broken tile plus aged underlayment is a leak, and slipped tile concentrates water where the system was not designed to take it.

Any roof: pipe penetrations

Plumbing vents, flues and conduit are the most common single point failure on every roof type. The boot cracks in the sun, the sealant fails, the flashing lifts. Cheap to fix, and one of the most common leaks we find.

Any roof: valleys

Valleys carry more concentrated water than any other part of the roof. When valley metal corrodes, is undersized, or was lapped incorrectly, it leaks under volume. This is a classic monsoon only leak.

Flat and foam: ponding water

Standing water that does not drain within 48 hours is the leading cause of flat roof failure in Southern Arizona. It degrades the membrane or coating, finds seams, and works its way through. Drainage correction is part of the repair, not optional.

Flat and foam: coating at end of life

Elastomeric and silicone coatings are a maintenance layer with a service life. When the coating chalks, cracks or wears through to the substrate, the roof stops being waterproof. Recoating on schedule is far cheaper than repairing the consequences.

Shingle: wind lifted or missing shingles

Monsoon downdrafts pull shingles up and break the seal strip. A shingle that looks in place can be unsealed and taking water underneath every time wind drives rain.

All types: wall and chimney transitions

Where the roof meets a vertical surface is a detail, and details are where installers cut corners. Missing counterflashing or sealant used in place of proper metal is extremely common and it fails on a predictable schedule.

Protect what is underneath

Move furniture and electronics out of the drip path and put down a container and towels. Water damage to contents is often worse than the ceiling repair itself.

Drain a bulging ceiling deliberately

If drywall is sagging and holding water, place a bucket under the lowest point and pierce it with a screwdriver so it drains in a controlled stream. It feels wrong. It is far better than a saturated ceiling collapsing on its own at three in the morning.

Photograph everything

Photograph the stain, the drip, the contents affected and any exterior damage you can see safely from the ground. Timestamped photographs matter if this becomes an insurance claim.

Note exactly when it leaks

Only in heavy rain, only when wind is from a particular direction, continuously, or only in winter. That pattern narrows the source considerably before anyone gets on the roof.

Stay off the roof

A wet tile roof is genuinely dangerous, tile breaks under foot, and walking a roof you do not know creates new leaks. Nothing you can do up there in a storm is worth the risk.

Call for the tarp if it is severe

If water is coming in fast, an emergency tarp buys you time until the roof is dry enough for a real repair. It is a stopgap and it should be priced as one.

HOW WE FIND THE ACTUAL SOURCE

Interior evidence first

We start inside, at the stain, and where accessible we go into the attic to look at the underside of the deck. Wet insulation, staining on rafters and rust on fasteners map the water's path back uphill toward where it entered.

Then the roof, working uphill

We get on the roof and inspect from the interior evidence upslope, checking every penetration, valley, transition and edge along that path. On tile we lift tile to look at the underlayment rather than assessing it from above.

Assess whether it is local or systemic

One failed detail on a sound roof is a repair. Aged underlayment across multiple planes is not, no matter how many times it gets patched. Establishing which one you have is the whole decision, and it determines whether spending money on a repair is sensible.

Photograph and put it in writing

You get photographs of the entry point, the path and the damage, plus written findings. If it becomes an insurance claim you have documentation. If you want a second opinion, you have something specific for the next contractor to respond to.

Monsoon

WHY TUCSON LEAKS ARRIVE IN JULY

Tucson gets roughly half its annual rainfall between mid June and the end of September, and it arrives in short, violent bursts rather than steady rain. A single monsoon cell can drop an inch in under half an hour, driven sideways by outflow winds ahead of the storm.

That combination finds defects that a gentle winter rain never will. Volume overwhelms undersized valleys. Wind drives water up and under tile courses and lifts unsealed shingles. Debris blocks drains and scuppers on flat roofs, and water that cannot leave stands there working at every seam.

It is also why so many Tucson roofs leak once, dry out, and appear fine until the next cell. Nothing healed. The defect is still there and the roof is one storm away from doing it again, usually worse, because each cycle degrades the surrounding material.

The practical implication is that the right time to deal with a leak is now rather than after the season. Repairs get scheduled faster outside the monsoon rush, and a defect found in October is a smaller repair than the same defect found the following August.

The stain is in my living room. Is the leak above it?

Usually not. Water enters at a defect, runs along the underside of the deck or down a rafter, and drips wherever it finds a low point. On a tile roof it can travel ten feet or more before it shows. Chasing the stain is how leaks get misdiagnosed and repaired three times. The entry point has to be found on the roof, not guessed from inside.

How much does roof leak repair cost in Tucson?

Most Tucson leak repairs land between $450 and $1,200. A single pipe boot or a small flashing detail can be under $350. Repairs involving valley metal, multiple penetrations, or drywall and insulation damage run $1,200 to $3,500. If the underlayment has failed across the roof, a repair is not the right answer and we will say so.

Can you fix it while it is raining?

We can make it safe and slow the damage with an emergency tarp, and during monsoon we do a lot of that. A permanent repair needs a dry roof and usually a dry deck. Anyone who tells you they can permanently seal an active leak in the middle of a storm is selling you a temporary patch at a permanent price.

Why does my roof only leak in heavy rain?

Because volume and wind direction matter more than rain itself. A defect that sheds a slow winter drizzle without incident will overwhelm when a monsoon cell dumps an inch in twenty minutes, or when wind drives water sideways under a tile course. Intermittent leaks are real leaks, and they get worse each season.

Should I repair or replace?

It comes down to whether the failure is local or systemic. A storm damaged flashing on a ten year old roof is a repair. A twenty two year old tile roof staining in three rooms has a membrane at end of life, and repairing it one leak at a time costs more over four years than doing it once. We give you both numbers and the honest recommendation.

What should I do right now, before you get here?

Move what is under the drip and put a container down. If the ceiling is bulging with trapped water, put a bucket underneath and pierce the low point with a screwdriver to let it drain in a controlled way, because a saturated ceiling that lets go all at once does far more damage. Photograph everything for your records. Do not get on the roof in the rain.

Will my insurance cover it?

Generally yes for sudden storm damage, generally no for wear, age or deferred maintenance. A monsoon that tears flashing loose is usually a claim. Underlayment that reached end of life is usually not. We document what we find either way and give you photographs you can submit, and we will tell you honestly which category we think your roof falls into.
