The roof leak is the part everybody focuses on. It is rarely the expensive part. For the detail, see our page on roof leak repair.
By the time water is visible on a ceiling it has already travelled through insulation, across framing and into drywall, and it has been doing that for longer than the stain suggests. Stopping the water is roofing work and it is usually straightforward. What comes after is a different trade and a different budget, and homeowners are routinely blindsided by it. What is actually wet
Water entering a Tucson roof does not fall straight down. It runs along the top of the ceiling drywall, follows framing, and surfaces at the lowest point it can find, which is frequently a room away from where it got in.
That means the damage footprint is almost always larger than the stain. Insulation above the stain is compressed and saturated. The drywall has absorbed moisture well past the discoloured area. If it ran down inside a wall cavity, the bottom plate and baseboard are wet too.
The 24 to 48 hour window
This is the part worth acting on quickly. Wet drywall and wet insulation in an enclosed ceiling cavity, in a house that is closed up and air conditioned, is a mould problem waiting to happen. It is not an emergency in the sense of calling somebody at 2am, but it is not a next-month job either.
Getting air moving into the cavity early, which usually means opening a small section rather than waiting for it to dry through intact drywall, is the difference between a patch and a remediation.
What we do and where we stop
We stop the water. We will get on the roof, find the actual entry point rather than the place the stain appeared, and repair it. If it is actively raining we will dry it in and come back for the permanent fix once the deck is dry.
We do not do drywall, insulation, texture matching or paint. Some roofing companies will offer to, and the results are frequently what you would expect from a roofing crew doing interior finish work.
Who handles the inside
For interior repair after water damage we have worked alongside MGA Improvements, a Tucson home renovation company. Ceiling drywall, insulation replacement, texture matching and paint are their side of this, not ours.
For homes where the damage runs into structural work, or where the repair turns into a larger project, Valdez Custom Builders handles that end in the Tucson area.
We have no arrangement with either and get nothing if you call them. The reason we mention names at all is that homeowners ask us constantly and we would rather point at somebody we have actually shared a job site with than shrug.
Sequence matters: roof first, then dry the cavity, then repair the interior. Interior work done before the leak is fixed gets ruined by the next storm, and no reputable remodeler will warranty finish work under an active leak.
Do not clean up before you photograph
The instinct is to mop, bucket, and get the ceiling painted before anyone sees it. Photograph everything first, timestamped, before you touch it. That is your insurance claim, and cleaned-up damage is far harder to substantiate later.
Shoot the ceiling, the floor, the contents, and the exterior. If a storm caused it, note the date. Our page on storm and wind damage covers what adjusters look for in more detail.
Will insurance cover it
Generally, sudden and accidental water damage from a storm event is covered, and long-term deterioration is not. Most disputes in Tucson turn on exactly that line, because a lot of leaks here are a storm finding a roof that UV had already degraded.
The practical implication: documentation of the specific event matters enormously, and so does acting quickly. A leak that has visibly been running for months is a harder argument than one photographed the morning after a microburst.
The order to make calls in
- Photograph everything. Before cleanup, before anyone arrives.
- Kill power to affected circuits if water is anywhere near a fixture or junction box.
- Call a roofer. Stop the source. Nothing else matters until that is done.
- Open and dry the cavity within a day or two, not a month.
- Then repair the interior. Drywall, insulation, texture, paint.
